We are trying to buy a mobile home but the current owners cannot find the title. They say that they have a certificate of title. Is that the same as a title?

No difference. "title" is just a shortened version of "Certificate of title". |

Don't let others answers confuse you. Since this is not a conventional sited HOME but a MOBILE home, Yes, a certificate of title and a title are the same thing. WARNING!! DO NOT pay for this mobile home without first having a valid title in your hands. It is the responsibility of the seller (not yours) to get a title. The seller can easily get a replacement from his DMV. |

A certificate of title shows the resident owner of the property (who will be paying the taxes). The title shows the owner of the property..(The finance company). In other words, you will only get the title when the property is completely paid off. Kinda like a house, At first you have a mortgage and when it is paid off than you get the Deed. You see; Mobile homes is governed by the Department of Vehicle registration and is classified as personal property. Houses are Real Estate (meaning the home is attached to the land) Now you can covert a Mobile home into Real Estate if you own the land and do the documentation with the State. This of course means that if you had to file Bankruptcy you could lose the Home whereas a Mobile home is Personal property and you would only have to pay what they declare the Blue Book value is of the property; Oh yes! just like a car, there is a blue book value assigned to that home and therefore a title and not deed.. Understand? I hope this information helps.. |
