Can a renter of a property, post it as private property?

I am renting (yearly) a cottage by a creek that is stocked about 50 yards downstream. there are 9 rented houses on this property. I would like to post mine as no trespassing, because things are coming up missing in my yard, and I have found bottles, etc. after just cleaning up my yard nicely. I was told by some, I am not aloud to post it because I don't own it, however I do have a dog, that I have it posted with beware of dog, because she may bite, does anyone know if I can legally post this, I know the landlord has the right on the property, but does this mean I have no rights as a renter, and anyone can just be in my yard at anytime?

this is just a home not a vacation property, we are responsiable for the upkeep of the yards and the houses, the landlord does very little work here at the residents.

You can post a "private property" or "no trespassing" sign if you like but it has no meaning unless the owner approves/authorizes it and it is posted/displayed according to city/county ordinance. As a renter you can call the police anytime regardless if there is a sign posted...trespass, suspicious person, etc. Once the trespasser(s) have been warned by you (acting on the behalf of the owner), the owner, or police that it is private property and they are trespassing then the next time they will be arrested. If you confront the trespasser(s) and they refuse to leave then you (acting on behalf of the owner) can make a citizen's arrest. It's best to have signs posted...for a more solid case for conviction. Also, by posting a sign "beware of dog" you are inviting a lawsuit (against you) if someone does trespass intentionally or by mistake. In California strict liability is upon the dog's owner unless the subject enticed or provoked the dog to bite him. Get renter's insurance if possible for your goods and dog. The owner can also be sued under his homeowners insurance policy if your dog bites somebody. The court will determine who wins. Warning: Avoid attorney's and courts.

the people tresspassing dont know your renting, its owned by a landlord and not a commission house then technically its a privately rented house, so it should be ok, ask your landlord.

As a renter, you are paying for the property and entitled to 'quiet enjoyment' without others trespassing. Report thefts to the police and ask them for advice.

As someone else said, if it is in a group of properties, then some areas may be designated community property which may be used by all residents. That doesn't give people the right to make a mess though, so if it is community property, speak to the property manager or body corporate (or whatever management structure you have there).

I am sure you can post a beware of the dog sign without being sued, as you're doing the right thing by warning people.

I would first Check the zoning of your property. If there are several homes on the area (like a resort type) then it may be zoned as a commercial facility and you may not be able to post if you don't represent the owner. Check your lease, and let your landlord/property manager know about the trash. If you are a renter, maintenance of the facility outside of the home may be his/her responsibility. This is really important to get on paper esp. if the trash is being left by other renters.
