Can you sue your property management for letting someone in your property without having your permission?

I own an investment property in Texas which is currently managed. Recently my tenant moved out and I asked my property management to changed the lock. Recently I found out that the place was occupied. I've asked my property management and he told me that the people living there was the relative of the previous owner and he not sure how they got in. Either he did not changed the lock or let the people in. My property managment did an eviction,however the Judge let the people currently living there to do an appeal which the trial will be held in another month and half. Not sure how this is possible if they have no lease and they are like trespassing. I tried to get more information from the court but they won't give me any detail, just told me that the trial is move to another court case. I order the court docs and found out that the eviction process took place before I even know that there were people living there. Recently I got a called from my property management that the people living there left, however they stole my washer and dryer and I need to do some fix up to the house. I was wondering if my property manager let them in, is he liable for the fix and can I sue him since the story that he told me does not add up to how the people got in? I'm new at having an investment home and not sure what to do in this situation.

It sounds like its gonna be pretty technical. I don't know about all the legal aspects, but I would certainly get a new management company, Or even do without the management altogether if you only have the one property. I do know that a bad property manager can cost even more than a bad tenant, and this guys obviously not doing his job.

Or they broke in, I've had that happen.

How do you plan on proving that he 'let them in'? Even if he didn't change the locks when you asked him to, that won't do it.

Get used to it, it happens sometimes. Consider changing to a different management company. I lived local and handled all my own. After Katrina, I rented to one set of family members, when I had to evict them, they moved out 1 day prior to the Constable moving them out physically, less than 2 days later, I had another set of family members living there. Had to start the eviction process all over again.

That house was occupied for 7 months without drawing a dime in rent
