Did I cancel by the deadline (university housing contract)?

I signed up for University housing last week. I later discovered a better place and decided to cancel the contract today. On the cancellation form it says,

"You can be released from your university housing contract if you send us notice of your intent to cancel in writing

By May 1, 2009: No Cancellation Fee

After May 1, 2009: $300 Cancellation Fee"

I went to the office today and they were closed, so I faxed the form to them at around 11:10 P.M. today (May 1st)

Nowhere does it say it needed to be handed in before the office closed. Next to my signature I dated it, and wrote the time on it. Then I faxed it to their office.

From a legal standpoint did I make the deadline?

Yeah, most offices will consider it received on the previous day if they receive it when they open for business.
