I live at an apartment and we want to leave because everyone is breaking the rules ( dogs with out leases, poop all over,loud all night ect...) at this point we can't aford to live here anymore money wise and for our safety and health. It is a lease thats going on till november and they say we have to let them know 60 days befor we leave and pay a whole month rent on top of that wich is $920 what can we do and what about someone taking over the lease is that posabile? Thank you

You seem to be asking what will be the result of a lawsuit if you leave early and the landlord sues. You can try to defend by claiming that the landlord was the first to breach the agreement, but unless your lease agreement has a clause in which the landlord agrees to enforce rules against other tenants, for your benefit, the defense will not prevail. As you decide whether to leave in the night, remember that all things are negotiable. The landlord cannot stop you from leaving and has no wish to file a lawsuit, so negotiate termination of the lease.
