You might consider a trust that gives it to your mother if she survives you. Then sign the home over to the trust. You will be the trustee, and can change it if need be. The reason for the trust is that you avoid probate which is always a mess. Talk to an attorney and spend a little to make sure it is drawn up right.

Yes you can get one at staples or any office store but it would be a good idea to have a lawyer go over it and witness it.

PLEASE go to an attorney and make sure the will is drawn up and executed properly according to the laws of your state. You would not believe the horror stories I could tell you of people who tried to do their own wills. Spend the $150 and get it done right.
