I had a 12 month apartment lease that ran March 1-February 28. I then renewed it the following year for the next March 1-February 28. The next year, the leasing company sent me a renewal form. This form used the word "Renewal" many times. At the top, in big bold letters, it stated my current lease was for February 28-March 1. In smaller inconspicuous print in the middle of the form, it says my new term is for March 1-April 30. I stupidly overlooked that change and signed the lease thinking it was still a 12 month lease, not a 14 month lease. I ended up finding a new apartment for March 1 of the following year before realizing my "Renewal" was for 14 months and after trying to find a new renter and trying to work with the leasing office, I left and did not pay for the final 2 months of my old apartment. Do I have any argument if they end up taking me to court? Could I argue the ambiguity/shadyness of the renewal, or am I SOL?

Where there is an ambiguity in a contract, the law requires that the ambiguity be resolved in favor of the party that did NOT draw up the contract.
Since the leasing company drew up an ambiguous contract, any ambiguity should be resolved in your favor.

The lease has two different dates ranges for your lease period. Since all previous leases were for the shorter period and since you did not draw up the lease, the shorter lease period would likely hold up in court.
I hope you sent your landlord a letter stating what you were doing and why. You can't just vacate a lease without notice. |

Your lease renewal is a contract. If you failed to fulfill your obligations under the contract, the other party may win in court.
As a practical matter, you may offer a partial payment in return for their written release of further obligations. |
