He should never have rented the house in that condition. You should report him to the Council,. I hope you are not paying him any rent for the property, if you are in receipt of H.B let then know and they will freeze his payments.
You can ask him for you're rent and deposit money back as he rented the flat knowing it was dangerous, if you had an accident and it was because of a fault in the bad wiring, or a piece of your Equipment was damaged then yes you can sue, |

No one should rent out any premises that are dangerous. It is against the law. UK or USA? In the UK they wouldn't have a leg to stand on. Go to CAB and they would tell you this and act on your behalf. |

report him, move out or something because he should have had the place inspected and anything that needed to be fixed should have been. he shouldn't have tenants moving in if it is too dangerous. you should call someone, have them come look at it and show them the statement you got from the company and tell on him to them. he should have the money because things like this happen and he should have the money to keep you safe. after all your paying him rent. |

Get in touch with the council's private tenant section and let them deal with your landlord. This is highly illegal and dangerous and if he does let a property out, if he does not have a contingency plan for repairs and putting right dangerous problems, then he has no business being in the letting business!
There is a chance that this could mean that the flat is not habitable until the work is done - which means either the council would re-house you whilst the work was done (means you don't pay the landlord rent whilst you cannot live there) or order the landlord to pay for re-housing you (in which case you would still pay him rent).
He says he can't afford to do the work so how will he afford to pay the compensation to you or your family if you get very badly injured or killed - absolutely no excuse!!! Stop being so nice and kick his butt! Get the professionals involved - they will have him for breakfast for something like this. |

Yes, you can sue him. He is in clear breach of the landlords obligations under section 11 of the Landlord & Tenant Act 1985. You can use one of the "no win no fee" firms that specialise in housing. They can do two things for you - one is to get a court order to MAKE the idiot get things fixed and the other is to get you some compensation.
That is the legal position, but I would urge you to consider the safety aspect. If the wiring is so hopeless, what else is wrong? How many other corners have been cut that could affect your safety? Do you really want to play games with your safety?
If you do leave, you are still entitled to sue afterwards, by the way. |

Your landlord is doing something illegal here. Clearly before he put his property up for rent, he didn't get the appropriate checks done on all his electrics and appliances, and they must do this, in order to rent the place.
It's obvious by what you have said, he's tight with his money, and so he's just trying to get as much money out of you.
I'd contact solicitor/lawyer as soon as possible. Move out too, it's obviosly too dangerous to live there, who knows what might happen next if the wiring is all faulty. |

Start out by putting your rent money in an escrow account and write down all things that need to be fixed. Tell him that he will not get his money until its done. |
