so our apartment complex is notorious for ripping people off. We've heard from several ex tenants and 2 carpet cleaning companies, including the company they use. Anyhow, TG we are finally on our way out of there. My question is: We paid $80 to have the carpet cleaned & tried very hard to clean the apartment spotless to get our deposit back. The assistant mgr informed today that we didn't have to have our carpet cleaned, yet says there are 3 spots on the carpet that they will get a carpet co. to evaluate and see if they can be cleaned out or if they will have to replace the entire carpet!!! Everything else she said was in good shape and considered normal wear & tear. We have been there OVER 4 YEARS! I wondered if in a lease that long.....wouldn't 3 stains on the carpet fall under normal wear and tear?? She is talking about "IF it exceeds your deposit" which is ove $500 they'll "work with us" to pay out the rest. HELP PLEASE.... I don't really want to give them another dime on top of the 42K we've already given them. Thanks so much for any help

I would cut out the stained pieces of carpet with a utility knife, go to Home Depot or similar, and buy a few square feet of the same color carpet. cut the size you need, insert it, and iron it on the hottest setting vacuum, and then say "what stains?" |

Stains are NOT considered normal wear and tear.
Depending on where the stains are located, will determine the amount of carpeting. However, not knowing how much your security deposit. It is difficult to say. I will say they can only recarpet the areas where the stains are. They cannot recarpet the whole apartment. But it all depends on where the stains are. |
