Local and Drainage Search from public Authorities...?

My solicitor sent me a letter saying that the local and drainage searches found in the Home information pack were not suitable. She said that the Lenders requirement is to obtain a local and drainage search from the public authorities..
Is this true, do i need to go ahead and pay for another local and drainage search.
I spoke to the lenders and they have stated that its up to the solicitors to have these searches done...

You need to discuss this further with your solicitor.
She may be the person who would normally arrange for the searches to be done, but that is not the same thing as complying with the terms of a mortgage offer. Your solicitor is probably trying her best to make sure that there is no reason for the lender to not release funds (and some will refuse to release the money if the searches are older than they would like).
If that is the position then the two options are to either pay for some further searches, specifically for the lender's benefit, or to find another lender that is happy with what already exists. The latter option may prove to be very difficult. |
