i am not behind with rent i pay on time al the time. when he came he told me he wants me out because nabours have complained even tho im never in the house the landlord is good friends with the nabour tho. i asked 4 this in writing & ive got a piece of paper sayn i have to vacaite premises within 3 wks because of neglect to property .the property is stil in same condition as what it was when i moved in other than stair carpet is cream & is a bit grubby lookn. what r my ryts can he do this to me & my family.

If your lease is up, and you are remaining in the property, then you are a holdover,tenant, and he doesn't have to give you a reason for kicking you out. You should already be gone.
Did the landlord unintentionally renew the lease? That is, did he accept rent for the month he says you should be gone? Chances are, if he did, he renewed it on a month to month, and he can kick you out at the end of the month. If he didn't, well, he's the landlord. Your lease is up, he wants you out so you have to leave. |

If you did not sign a new lease before the old one expired, he can evict you. He does not have to let you renew, nor does he have to give you a reason why not. |

Depends on local laws and how much time/effort/money you're willing to invest in fighting it. I had an annoying neighbor and the landlord refused to renew their lease and they managed to stay. I don't know what they did but it appears you can fight it. |
