Hi,

My father is the house keeper for a block of flats. A few days a go, there was a leak which was found due to it coming through the roof on one level into another flat. He went up to the source of the leak and fixed it. The source of the leak was in a rented flat in the building. Did he break and renting regulations etc for this, as he has keys to all the flats in case of emergencies like this, as he didn't know what was happening in that flat (he thought there may have been a flood in there) and could not get in touch with the person renting the flat.

Normally you are required to give notice before entering premises occupied by other people, but most tenancy agreements would contain an exception in the case of an emergency. Certainly what your father did was for the benefit of all concerned and therefore nobody would take any action on the matter. By acting promptly, he might well have saved a lot of money in repair bills for more than one occupant. The person in occupation of the flat with the leak would have been liable to the person downstairs for any damage.

well if he has keys to all the flats for emergencies and the tenants sign an agreement that states he will enter a flat in an emergency then he has done nothing wrong.
but if not then its not your fathers problem its between the tenant and your fathers employers,
let them argue it out in court i think you will find that just like firemen do not have to get permission before entering a building if they believe its in danger your father had a moral duty to pro-vent the leak damaging property.
