i am looking to buy a house and close it on friday. there is no financing. they owner has 3 people living in the house who have been there for 4 years with no signed lease. it has been more of a house sitting deal and they keep the house up and do chores in exchange for living there. ok, he told them a week ago to move and they are still there. they say they are not leaving until 30 days from they day he told them to move. so basically after i close on friday, they will be my tenants and refuse to leave until jan 2nd. can i close this and the money not be dispersed until jan 3 rd or something. what can i do so i am not sued by these people for a "slip and fall" or something. the seller insist the closing go on friday. help here please

Don't do this without an attorney! Call your local (usually county) bar association. Ask for the names of lawyers that handle real estate law.
When you call the law office(s), ask to speak to the lawyer. Do not tell all the little details of your matter to the secretary - save the details for the attorney. When you get the lawyer on the phone, ask him/her about their fee #1 first thing, how much? will they take payments? etc.
