Help with a legal leasing issue, my current lawyer is an idiot?

I was starting a new lease on a closed place. Once it reopened i was to have the lease now we talked about a lease and agreed on the 15 year term and that every year other than the first was to be calculated as 6 % of the takings as the lease. The first year because we had no books or even an established buisness was to be agreed upon depending on who supplied what. Now we got to sorting out what the owner would supply and what i would and everything else was agreed upon except the first year as he wanted more than i thought it was worth so he called in a hotel manager and we had a meeting to talk about what he thought. The lease was not signed because the building was at least six months off being ready. I set up the company as needed to take the buisness on and forwareded my application for the liqour licence on but did not send the letter of settlement becuase it can only be sent once settlement has occured and it cant occur till the building is ready to open. We did painting and odds and sods on the place just to help it move along and then all of a sudden the owner has had a big spit about something and wont talk to me and has made a threat against my life and is being very abusive and it looks like its all come to an end so what i want to know is where does that leave me now? I have spent money setting up this company and worked towards this place opening for the last 10 months what can i do from here. (The owner is known to be a rude and obusive person and a complete rip off guy, this was not know to me at the time however) Can anyone help, im paying a fortune in legal fees and my lawyer is a stupid dithering old man but i dont want to see a new one and pay the $500 for a visit if i have no chance in doing anything against this owner. Can anyone help?

You didn't protect yourself very well. I think you realize that. You were waiting for a liquor license and that is a problem just by itself. Many are not granted which would have ruined the entire enterprise. And you went ahead and did work ... paint, etc. Without your signature on anything; so you knew you were open to problems which could have been avoided by you demanding that any work be reimbursed by the owner.
It is as if you were a bit uncertain about this whole enterprise. That uncertainty is going to cost you. But at least you did not sign a 15 year lease with a rude landlord. That could have been a nightmare.
