Is it legal for apartment management to disallow undergraduate students from living there altogether?

Just curious, but something sounds, uh, not right, about this.

I'd say yes, thanks to people that throw parties are irresponsible and cause repairs to be needed. its not safe for people that are renting out those apartments because chances are according to them that they may not make that big of an investments as they would with someone else because rugs may be tarnished, walls broken, faucets, etc. the list can go on. Its up to the owner/ apartment manager to decide who gets to live in their home or not. usually there are apartments that are specifically for undergraduates though, keep investigating.

yes if its in the body corporate laws. There may be age restrictions or there may be a limit on the number of people in one apartment, this may also because of the local health dept.

It's their property. They can rent to whomever they want to, as long as it isn't discriminatory, and not renting to college students, or to people below a certain age, isn't legally discriminatory.

They probably had a bad experience with former tenants, and you are now paying the price. Not fair, sure, but legal.
