Running a UK Small business from Freehold house deeds? Help!?

I'm thinking of running my own business from home (book keeping etc nothing heavy duty...). I currently house sit in a freehold house owned by a relative of mine. Have looked through the deeds but think there is some info missing, but the home owner cant remember getting anymore documents. I cant see any laws etc regarding running a business from home. Does anyone know anything about this if it is freehold?
Its not like i have a renters contract specifying i cant run one..
I also dont have the money to go ask a lawyer!! Any help sites appreciated!

Hello Sarah,

Unless your book keeping is going to generate a lot of visitors to the property, it is unlikely that you will have any problems.

Firstly, it is not a change of use for planning purposes, so the local authority will not be involved.

Secondly, this is not the sort of thing that would be prohibited in any covenants in the title deeds, otherwise we would all be prevented from doing tax returns at home: and then where would the world be!

Thirdly, this is not likely to be a breach of the terms of any mortgage. The fact that the freeholder does not live there may be of concern to the mortgagee, but their main concern is ensuring that the mortgage is paid. If you are doing a proper house sitting arrangement, it is quite likely that the mortgage is being taken care of already.

And finally, it is not against the criminal law, either.

To run a small business from your house depend on wheather you home is a freehold or a lease hold and if there is any closure in the mortagae deed that prevent you from doing so. genarally if you hold a lease hold property you will need the permission of the freehold to run a small business from home genaerall the freeholder will grant you permission to do so depending on the type of business you want to run , however if you are the freeholder and there is no clause in the mortgage deed preventing you from doing so to all intent and purposes will can run you business without asking for permmisiion . I suggest you contact your local authority land charge to be sure there is no clause to prevent you from doing so.
